Combine the warm water and the yeast. Stir and let sit for 5-10 minutes until foamy.
In the bowl of a stand mixer, combine flour, sugar, salt, butter, the egg and the egg yolk. (Reserve the egg white for later).
Using the dough hook, knead the mixture for 5 minutes until smooth and no longer sticky.
Cover the bowl with plastic wrap and let rise at room temperature for 1.5-2 hours until doubled in bulk.
Turn the dough out onto a lightly floured surface and divide the dough into 8 equal pieces.
Shape the pieces into balls and place them on a greased sheet pan. Flatten them slightly with the palm of your hand. Cover and let rise for 1 hour at room temperature.
Heat your oven to 375. Brush the rolls with the egg white using a pastry brush. Sprinkle with everything but the bagel seasoning or your favorite topping (sesame seeds, salt, poppy seeds, etc.).
Bake for 15 minutes, rotating the tray halfway through baking. Remove from the pan immediately to a cooling rack.
